At Monarch Radon Testing, we also offer referrals and scheduling for our clients who need mitigation services when their radon levels are higher than the EPA recommended action level (4.0 pCi/L). Radon is a radioactive gas that is produced from the natural decay of radium and uranium in our soil. Although radon is present in very low levels in outdoor air, it can build up to high levels in homes and other buildings. When radon enters these enclosed spaces, it can pose a serious health risk to occupants. That's because exposure to higher than recommended levels (4.0 pCi/L) of radon gas is a leading cause of lung cancer. The good news is that radon can be easily detected and remediated. When buying or selling a home in Colorado, radon testing is not currently mandatory. However, the Environmental Protection Agency (EPA) recommends that all homes be tested for radon prior to real estate transactions. Colorado has a real estate disclosure law that requires any knowledge of radon be reported, even if it is below the EPA's action level of 4.0 pCi/L. Radon is a colorless, odorless gas that can be found in any type of home. It is produced naturally by the breakdown of uranium in soil, water, and rock. Exposure to high levels of radon can cause lung cancer. The only way to know if a home has elevated levels of radon is to test for it. Colorado residents should keep in mind that although radon testing isn't currently required by law, it is an important step in protecting their health and the health of their family.
Landlords in Colorado are not currently required to test or mitigate radon gas, however, the EPA recommends all tenants ask their landlords to provide radon test results and amend the situation should it be dangerous (above 4.0pCi/L).
Surveys conducted by the Colorado Department of Health show that homes in all of Colorado's counties have the potential for radon levels above the U.S. Environmental Protection Agency's (EPA) recommended action level. The EPA has developed three radon designations, ranging from Zone 1 (the highest recommended action level) to Zone 3 (the lowest recommended action level). In Colorado, ALL counties are designated as Zone 1. Because radon levels are influenced by a variety of factors - soil type and moisture, how "tight" the home is, type of heating and ventilation system, movement of air and groundwater, air pressure, and lifestyle behavior of the occupants - the only way to know if a home has elevated levels of radon is to test it.
While some professionals prefer to quote every testing project, at Monarch Radon Testing, we like to offer our clients a $150 flat rate testing cost for homes of 2,000 sq. feet or less. There are at home tests as well but these are not helpful in instances when accuracy or an official report is required such as real estate transactions or HUD 203(k) loans. When you are hiring a testing or mitigation radon professional, be sure to check that they are licencsed with the state of Colorado, a new credential that took affect July 2022.
